Will the apartment be furnished or unfurnished?
We do have furnished apartments for weekly and monthly listings, but regular lease term apartments and houses are unfurnished. Listings with air conditioners included in the rent usually vary depending on the size and type of the apartment/house.
Are utilities included in the rent?
Utilities are included depending on the type of listing. For example, weekly and monthly apartments usually don`t include utilities. We will help set up gas, electricity, and water utilities for free.
Is there internet service in the apartment?
Most weekly and monthly listings do include internet service in the rental rate, but regular long-term contract listings usually do not include internet service. We provide a free service to find the best, affordable Internet service company for our clients.

What exactly is deposit and key money?
Security deposit (Shikikin 敷金) is usually partially refundable, and is paid to the owner of the listing as insurance to cover any damage beyond normal wear and tear. Key money (Reikin 礼金) is not always a requirement to pay, but when it is it is always non-refundable.

What exactly is guarantor?
The guarantor holds partial responsibility of the lease contract with the leaser. If the leaser fails to uphold the lease contract, then the guarantor must cover any damages/non-payments. Basically, the guarantor has the same responsibilities as the primary signer of the lease contract.
What is guarantor company?
A guarantor company manages the system of payment between tenant and owner. When the tenant is late or fails to pay the rent, the guarantor company covers the rent to uphold the contract, and evicts the tenant if the tenant cannot pay back the rent.
Are pets allowed in the properties?
In general, Fukuoka has very few apartment listings that allow pets. Before you move to Fukuoka, please make sure to let us know in advance to ensure you have a place that allows pets.
What do I need to do to view the properties?
Please make an appointment by mail or phone, and we can pick you up at the nearest convenient location. You do not have to come to our office for an appointment.
What is term of the contract?
Lease term contracts for weekly listings can range from daily to weekly. Monthly listings lease term contracts are monthly. Regular lease contracts are either one year or two year contracts. If you need to leave for any reason before your contract ends, you can pay the penalty fee to break the regular lease contract.
How much is the agent fee?
Our agent commission fees range from 50% (excluding tax) to a maximum of 100% (excluding tax) of the rent.
